Property Sourcing in Kenya: Is It a Better Way to Find the Right Property at the Coast?

Let’s face it, you have probably already spent a lot of time scrolling endlessly through property listings, trying to find a property that fits your purpose, with little success.

You see a property in Watamu with an ocean view, only to come across another one in Diani that you think could be a good investment. You save both and call the agents, but before long, you realise that neither really meets what you are looking for.

Property sourcing can be a better approach to your search.

Start With What You Want, Not What Is Available

A property search should not always start with what is already on the market.

You search for land for sale in Kilifi, for example, and then start comparing whatever comes up. But what if the property you really want isn’t currently being advertised?

Perhaps you want a quarter acre in a quiet neighbourhood in Kilifi, within a certain distance of the beach, with good road access, enough privacy to build a holiday home, and within a particular budget.

That is a very different search.

Your search is no longer simply “land for sale in Kilifi.” It becomes:

“What property fits these specific requirements?”

That is essentially what property sourcing is about.

Why Not Just Search the Listings Yourself?

There is nothing wrong with browsing property listings. In fact, we encourage buyers to look around, understand what is available, and get a sense of what properties are being offered at different prices.

The problem is relying entirely on listings to find your property.

Listings only show you what someone has decided to put on the market and advertise.

The property that fits your requirements may belong to an owner who has not advertised it online. It may also be known to a local agent or property professional but may not yet have been publicly marketed.

If you tell us you want property in Watamu, for example, we don’t need to send you every plot currently advertised in Watamu.

We need to understand what your Watamu looks like.

Maybe you want to be close to the beach but not necessarily beachfront. Maybe you want a neighbourhood that is already developing. Maybe you want a larger piece of land for a future project.

The more precise the brief, the more focused the search can become.

And once suitable properties are identified, the next question becomes whether they actually make sense for you.

Sourcing doesn’t simply mean finding a property and presenting it to you.

The property market, and especially the property market at the Coast, can be affected by fraud, boundary disputes, documentation issues, access problems, and other complications that can put your investment at risk.

A property can look perfect on paper and still have issues that you need to know about before committing your money.

This is why property sourcing should ideally be connected to property assessment and due diligence.

Once a potential property is identified, you should be asking questions about ownership, documentation, access, boundaries, location, surrounding development, and whether the property actually suits the purpose for which you are buying it.

The goal isn’t simply to find you a property.

The goal is to help you find a property that fits your brief and then make a more informed decision about it.

If you already know exactly what you want and have the time, local knowledge, and connections to search for it yourself, you may not need a property sourcing service.
